Blue Pine Orchard provided our family with a spacious retreat, allowing us to connect with nature through its vast surroundings. The property boasts well-furnished villas, meticulously designed to meet guests' needs. The obedient staff and the absence of packaged food, replaced by an on-site restaurant, contributed to a delightful experience. We highly recommend this location for a memorable family stay.

- Unhygienic property - lots of bugs, insects, etc. You will find insects even near the food area. Crockery, cutlery is dirty, the glasses were smelling very bad. They don't even wash glasses properly with soap, they just rinse it with water and reuse - Rooms have a smell of dampness - food quality is very bad (chicken that they served us was cold and stale; paneer had a weird taste) - staff was very disinterested and indifferent. They were least bothered with requests of guests - property infrastructure was bad. Cottages are very far from each other and spread out and pathways are not properly built - rooms are very ordinary. Nothing greG about them - pool was dirty. - no amenities, additional service as such - uneasy accessibility: far from main Lansdowne

The place is expensive. Rooms are spacious but the maintenance was extremely poor. Service very poor. Untidy dirty . Kitchen sinks slabs broken. expensive food . The tea coffee sugar satches wet. All electrical appliances dirty as never cleaned after use.. Only plus point was the space in the rooms . Insects too many even spiders. Not recommended at all at this price.

I had the pleasure of visiting Bluepine Orchard in Lansdowne, and it truly left a lasting impression. This vast property boasts enormous villas that are not only well-constructed but also incredibly spacious. The highlight for me was the charming garden in front of the villa, offering a breathtaking view of the valley. It's the perfect spot to unwind and soak in the natural beauty. The staff at Bluepine Orchard were exceptionally hospitable and accommodating. Their warm and friendly demeanor added to the overall experience. As for the food, it was a delightful surprise. The swimming pool, another standout feature, is spacious and well maintained. It's a fantastic place to cool off and relax, especially with such picturesque surroundings. While Bluepine Orchard may be a bit of a drive away from the main area of Lansdowne, the peaceful location is what sets it apart. If you're looking for tranquility and serenity away from the hustle and bustle, this is the place to be. I thoroughly enjoyed my visit, and I highly recommend it to anyone seeking a peaceful retreat in Lansdowne."

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
