Excellent heritage property in Fontainhas. One should must visit. Roy is a great host. He would give you a list of items that you must try surrounding that area, starting from eateries, places to visit etc. Location of the property is excellent, at the heart of the heritage colony. It has ample, non reserved, safe parking space. We stayed there for a few days during the Christmas time and the entire area was decorated beautifully. It was a great stay. Will surely visit again.

We were very lucky to discover and stay in this beautiful historic home in a convenient location for visitors. Roy and Sharon are great hosts. We learnt a lot about the history of Goa from them. The generous included breakfast gave us more time for exploring this unique city.

Very romantic place with Colonial charm. Everything is well maintained and restaured, seating on the balcony we could go back in time at least 100 years. It is really worth spending some good time here.

You can try but you can never give anything less than full marks to this place! Sharon and Roy operate this nice, homely BnB in Fontainhas, which is extremely clean and cozy. A nice home cooked breakfast is served as complimentary. Roy will guide you all the local attractions. Such a nice and helpful couple - remind you about the classical Goan hospitality for which I visit this little state over and over again. The stairs are a bit stip, so if you have mobility problems, ask them for a ground floor room. High value for price. Will visit here next time for sure!

Stayed for four nights and can't give less than full marks to this heritage BnB. Owner's Sharon and Roy are friendly and helpful. They kindly shared great recommendations / tips to help us plan our itinerary. We had a wonderful stay and would highly recommend this property.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
