This is place which looks pretty good in photos which have been probably taken at the time when it was built newly. When we checked into the villas December 2023 to find the place looked so used that the rooms were just okay with paint peeling off and in some places we had visible mold. The hall had doors to the pool which was easily openable as the latch was not fitting. The ground floor room door lock was broken and left in place precariously which had sharp edges. The first floor AC was leaking right inside the room which was the master bedroom with the only attached bath in the villa. The balcony was so dirty that you could not step out. There were mattresses thrown around in the balcony which was reeking of bad odur. The only thing decent were their bathrooms but with an instant heater which will give you hot water for a minute or so and you have to wait for it to heat up again. Coming to the pool it is 4.5 to 5 feet depth and with no baby pool. Caution to be taken as it has broken sharp tiles which could hurt your kid or adults badly. The place to enter the villa is from behind and you cannot foot a step without your footwear as it is dirty and never cleaned. Added photos... The people here when asked say it is very busy and no time for maintenance and no one complains. Moreover this place was cleaned only once we visited it and complained about it. Best to look for a better place. Overall a very badly maintained place.

I found it from airbnb but booked by directly talking to the owner at a cheaper price than mentioned. Finaled at 31k. It had capacity of 12 ppl. Its very near baga beach, titos lane. You can find scooty rental just outside the villas. We had 3 options shared pool. We can use any pool. Room service of food and cleaning was also good and quick. It was 4 bhk with 5 AC and 3 bathrooms, fully furnished.

Thanks for an amazing stay at Leelainn at Maara Road. Really nice property and quite well maintained. It was spacious and clean! A special thanks to Priya for suggesting this property and care taker Gautam for his amazing hospitality and understanding. Can safely recommend for anyone looking for a chilled out property with a private pool. Ideal for 8 people.

It was a lovely stay at Leelainn Villa. Staff was very polite and helpful towards any difficulties. Had the best 3 days in Goa with Great Service. Priya the Manager, was always available to help us out to get things arranged for our baby.

Wonderful stay of 2 days at leelai....we had great stay. The stay was very good. The rooms were neat and clear. Priya Vernekar was very helpful and humble. Highly recommended.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
