It was our first time visiting 22 Pieces, and we have to say that both the location and the level care & attention by their international contingent of hotel staffs was exceptional. While being located in a very residential part of Kyoto, the hotel was just a stone throw from Kyoto station, such great convenience! Planning to rebook for our next trip.

Really nice looking hotel, they even give stuff for free like camera or projectors to rent. Only bad thing is that it’s not comfortable to eat on the glass table it’s too low and there are no chairs to sit on. (Also heating toilet seat 😮)There is a balcony but our view was on an old building and some red tower and the train station in the background.

This was a lovely modern hotel within easy walking distance to Kyoto Station for sightseeing and Aeon Mall for the supermarket, dining and shopping. Our room was spacious with lounge area and everything we needed including kitchenette where we made our daily breakfast. Staff were friendly and coffee in reception area was a nice touch. Would definitely recommend this place to others.

This is my first experience in a 'Japanese business hotel'. It was a family trip to Kyoto. Very nice rooms in a boutique hotel. There are 3 futons in each room, plus a sofa big enough to sleep on. Bidet in the washroom. Each ground floor room opens into an individual small Japanese garden (balcony on rooms upstairs). There is a full set of cooking utensils and induction stoves. Very important - there is no food served in the hotel - no coffee shop / restaurant / room service. There are plenty of restaurants in the neighbourhood. Staff (few they were) was friendly and very helpful (speaks good English and Chinese. Clientele is mostly tourists. If is a 5-minute walk from Kyoto Station. Not cheap but I'd recommend.

We stayed 2 nights and the room was modern, clean and beds were comfortable. We loved everything about it and we will stay again. Complimentary coffee was provided in the lobby starting at 8am. There are numerous items to "check out" if you need them. We stayed in a 3 person with dining room and it was large and had a nice table and kitchen area with toaster, microwave, mini fridge, and 2-burner stovetop along with many pots/pans/dishes. The staff was so nice and helpful. Thank you it was a wonderful stay.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
