Was skeptical at first, turns out to be a great choice! The room was exactly like the pictures. Clean & spacious, price is relatively low among Edinburgh. Nice & neat area, felt safe during the entire stay as the front door could be access by guest only. Self check-in was simple, friendly owners that were easy to reach by phone. Breakfast was great too!

Stayed in the single room with a shared bathroom. The room itself is nice enough with a comfortable bed, a sink, and a table. It looks out onto the road but road noise was never an issue. Some extra amenities like hand soap for the sink would have been appreciated though. The shared bathroom was alright apart from the shower being very oddly designed, nothing that'll impact the shower itself but just led to a bunch of water splashing out and when other people didn't clean up, the bathroom became a bit messy. The location isn't great if you're just walking or taking public transport. Edinburgh bus routes nearby weren't very frequent, and getting there from and going to the train station takes a bit longer than it should. The neighbourhood had an alright selection of eateries with one slightly upscale convenience store/market. I booked last minute so I can't speak to value.

Stayed here for a couple of nights and it was quite a nice experience. The manager, Keiko was really friendly, helpful and quite communicative as well. The check in and check out was extremely smooth. The room was huge and had an extra bed as well. They had even provided us with all the toiletries and stuff like cotton pads and such on the dressing table, which was a nice touch. The only issue was the bathroom was quite tiny. But overall it was a nice stay at a reasonable price and a good location.

Overall experience is good. The owner was very friendly and helpful with the process. (self check in is available which was effortless) The location is great. You can walk to city centre in 20 min or take a bus which will take you to attractions in 15 min at a bus station just at the corner. The building and interior design is lovely. All over the accommodation, including room and entrance was clean. However the bathroom was relatively small in compare to the room itself which was decent. Also the bed was quite noisy, you may end up wanting to not change your position in the bed while sleeping. Overall price/Value was good.
