We had a great stay in the Baan Kongdee hotel. It is located on the hill of Kata, has a very nice sea view especially for Sunset. It is good value for money.

We lived here for 2 months and identified the pros and cons for ourselves. It’s up to everyone to decide whether it’s worth living here or not. Pros: -it’s really not that hot on the mountain; -beautiful view; -spacious parking; -temperature and water pressure are good. That's all) these are all the advantages that were highlighted. Minuses: -this place is a hotel, but not a condo; - no cooking utensils provided; -cleaning is included, but it would be better if it wasn’t (changing linen looks like treating old linen with a fragrance); -it seems that this place is being neglected (everything is old); -the air conditioner has not been cleaned for a long time, the cooling is not that good; -super noisy (dogs under the windows, frogs croaking all night, thin walls and excellent audibility of neighbors); -indecently expensive communal apartment for a room of 25 square meters; In general, too expensive for this type of housing.

Wonderful hotel! The room, the view from the room - just a miracle! Doing yoga in the morning on a huge balcony with such a view or just drinking coffee is a fairy tale! There were few guests; as a rule, we did not intersect with others in the pool and on the sun loungers. Very hospitable owners and staff. We arrived in the morning and were immediately checked in, although like everywhere else, check-in was at 2 p.m. The cleaning was excellent, towels were changed every day, but the bed was rarely changed. And of course you need to be prepared for physical activity.) Yes, they will take you to the sea and back without any problems, but only until 17-30. P.E., as a rule, returned on their own, a steep climb and an abundance of stairs. I was with a 6-year-old child, we tried to treat the road as fitness), the only thing was that it was a little hard to carry water and other weights to the room. I would prefer to return to this hotel with my husband and ride a bike)))

I visited this hotel with my wife at the beginning of March. The hosts are friendly. Of all the hotels offered, we chose this one and did not regret it. Silence (only the roosters started crowing at 5 am) The view from the balcony is amazing, we had breakfast on the balcony every morning. Walking up the mountain to the hotel... was treated like a sport, but there was a plus after climbing straight to the pool. The room was cleaned, towels were changed daily, breakfast was delicious and hearty. The air conditioner is really made to blow on the bed, so at night we had to turn it off. We liked it 5 out of 5. We will definitely choose the same hotel next time.

Best place in Phuket! The owners of the resort are very positive, hospitable and responsible people. The view from the resort is magnificent + it’s not so hot on the mountain)) We’ve been coming here for 6 years, 2 times a year, and we’re very pleased.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
