Wonderful stay if that boutique hotel. The apartment is so elegant, practical... The café downstairs is excellent and a opportunity to have a really nice and tasty breakfast. It is well located too : in the city center (but still very quiet) with shops, restaurants and beautiful old houses everywhere.

Lovely shop housewith only 4 rooms on the main market Street. I stayed in winter, and the room was beautifully decorated with black rattan furniture to match the old shop house charm. I loved my stay here. The room was split over 2 levels with all amenities and a comfortable bed with a balcony. I loved the room, which was light and airy. The coffee shop was a delight downstairs, and the staff were very welcoming. The winter room was on the 3rd floor, which is something to bear in mind. All the rooms are only accessed via the stairs. I would definitely stay here again on my next visit to Phuket Town.

I had my most wonderful experience in staying with BAAN 125 Stay. Room Spring is clean and spacious. I love the inside balcony, enjoying it with a takeout coffee in downstairs. Nice and friendly staff.

A charming boutique hotel with so much Sino-Portuguese character. Located right in the centre of Old Phuket Town, it's surrounded by shops, cafes, and restaurants, including the great little coffee shop on the ground floor. Despite its town-centre location, the rooms are surprisingly quiet and very comfortable. It is a truly great place to stay and relax whilst enjoying Phuket. Highly recommended.

5 star hotel experience!! Gorgeous house with the most delicious cafe downstairs. Stayed in the Spring suite, which was incredibly spacious and beautiful!! Cannot say enough good things about the fabulous apartment and the v accommodating hosts 🥰 Right in the middle of the old town but on a shopping street- this means that at night it is v quite, as the shops close around 10pm. V convenient and easy to reach any part of town.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
