We were staying there at the beginning and at the end of our trip in Oman. The place is great, clean and spacious rooms, great breakfast and very friendly and helpful staff. The owner is extremely nice and helpful and is always ready to give useful advice on what to do in Muscat and Oman in general, where to eat out or whatever your needs may be. The pool is great as it is large enoght to do some serious laps. The beach is walking distance and the street along the beach is great for jogging. Great value for money - we will definitely return.

Quiet, lazy, colorful place. Privat , family atmosphere. Very helpful Philippino ladies. Enough relaxing corners, sofas. You will be surrounded by lazy cats on each step. Covered parking places. Well climatized rooms. U can reach see by 3 minutes walking. Nice large empty beach. Locals make barbecue on the beach after sunset. U can use kitchen to prepare your food. Coffee , tea, water is free. Clear nice swimming pool.

This is either the best or worst decision depending purely on what you're looking for. This is the BEST if you want a trustworthy friendly place to call home base while in Oman and to take your car rental around to explore. AMAZING. Consider Rahim as an old best friend who invited you to stay over at his place while you go exploring around Muscat (and probably beyond, he seems really knowledgeable about all touristy things.) A real Couchsurfing or AirBnB experience like back in the 2010s. Super thoughtful touches and a great place for a huge group. Think reunion or wedding party. It's boutique in the original definition, before big conglomerates took over the boutique hotel market. This is not a pick for you if you're looking for a hotel/resort feel. Privacy isn't always available depending on what room you get.

This little paradise in the middle of an upscale (at least to us :)) residential area was the greatest place we could have hoped for to spend our last days at the end of our journey through Oman (mid January). Behlys Boutique is so calm, peaceful, beautiful, truly nice, with cosy interiors, super comfortable beds and with a well taken care of outdoor area (pool!), good vibes all around, friendly and joyful staff working there, who also live on site just like the hostfamily, while a lovely bunch of diverse cats are roaming around and are taken care of by owners+staff. Seems to also be territory of one blue bird (Indian Roller) who was always flying to the same spots around the lot, overviewing the scenery. It felt like a community enjoying this place. Vegetarian breakfast with mostly locally sourced ingredients, sitting outside at pretty tabels with colourful tiles. The family also tries to avoid plastic where they can. Owner Rahim made us some Karak (his less sweet recipe) and Omani coffee and was very welcoming. We had some nice conversations and coincidentally also shared a walk by the beach. The beach is just nearby and invites for endless walks in either direction. Meat eaters find low key bbq selling options there after sunset. Supermarket and bus station (no 8) across the bigger street, and we also made use of some budget vegetarian eating options ca. 20 min walk away.

Overall I’d definitely recommend the boutique. Stayed there 4 nights and it was a 10-minute drive away from the port for scuba diving. It’s a really nice guest house and was pretty relaxing. My room was comfortable and clean. Breakfast was sufficient. I did choose the place as it was also close to the beach however I went once, wasn’t really impressed and didn’t go back. There was lots of food leftovers (melons, bones, carcasses) and plastic (wrappings, old sandals, packaging). I spent my time by the pool. I would return.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. The hotel reserves the right of admission. The hotel may refuse to honour the booking if it determines that the property policies have been violated.

If the booking cannot be confirmed due to certain circumstances, Adani One will refund the entire amount to the original mode of payment.

If the hotel is unable to confirm or deny the booking, Adani One is not under any obligation to provide an alternate booking in lieu of the unconfirmed booking.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
