This is a lovely hotel, in a great location. The rooms themselves are fairly standard, but clean and comfy with all you could want. Staff are very nice, and the breakfast is good...lots of options and good quality. Good value for money, and again the location is great. You have galleries, theatres, cinemas, pubs, restaurants and shops right out your front door (Topping's, a brilliant bookshop is 30 seconds away). It's a far better location than the Old Town.

Nice hotel with friendly staff. The rooms are generally nice and well-furnished, however a couple of issues - the wash basin is far too small and positioned partly under the mirror so it's impossible to get your face over it - makes shaving etc very difficult. Why on earth did they design it like this? The TV doesn't work well - signal often cutting out or the TV restarting or going into standby. I've stayed here twice recently and it was the same both time, in both rooms, so a problem with their system. Breakfast is OK, a bit basic - described as a 'full Scottish breakfast' yet there is no porridge or haggis - so not really a Scottish breakfast at all. Good quality food though. The bar is nice. Hotel is in a good location, close to most things in town.

Only gave 4* for the room, as the shower pressure wasn't great and the heating seemed to have a mind of its own ?! ...but everything else was great, staff friendly and helpful, breakfast was also great, couldn't fault it. Location, once you got your bearings was excellent.... would definitely recommend and return

Comfy bed, spacious room. Room and bathroom clean too. Fridge in room. Toilet in room is a glass wall situation and not good soundproofing.... Close to good restaurants and theatre. Walking distance to royal mile too. Check in staff friendly and informative but on check out, no interest was given to us even though I tried to make eye contact to say thanks and bye. I would come back. Slightly bemused by stark price difference...£300 ish per night in December when we visited, now it's showing £80ish!!! I get the hotel needs to be competitive and is in prime location for the theatre but still... This shocked me!

We really enjoyed our stay here. It was a 2 minute walk from the Picardy Place tram stop, with easy access to and from Edinburgh Airport. Variety of restaurants in the local area and within walking distance from the heart of the city. Felt like a safe location also. Plenty of space in the king room, with a comfortable bed and nice shower. Breakfast buffet was okay, staff were polite and accommodating.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
