The friendliest family run this homestay, very kind and attentive. I remember the daughter even took a break from work to welcome me, maybe because her parents didn't speak English. After that, her parents, her dad particularly took care of the guests. Very kind & attentive. The room is more hotel-like than homestay, glass doors and heavy curtains, spacious, proper bathroom with hot, strong shower, I got the room on the ground floor. Location is walking distance to the ancient town's entrance, the one near the old Japanese bridge. Substantial, healthy breakfast is served at the property. The property is off the main road and you have to walk through a narrow path to get there, the taxi can't get in but I had no trouble finding the place, use Waze or google map, also the owners are very responsive on Whatsapp if you need help.

Place is down an alleyway so no taxis can take you to the door with luggage which can be inconvenient. At night there are a lot of dogs that bark late into the night and roosters crow when the sun rises so you can't sleep past 7am. The owner is happy to help and always available but if you use the facilities like car service, laundry or ask her to help book tours she charges quite a lot extra so it's better to find it out on the streets nearby (don't use her tailor either). Breakfast can be hit and miss, the flavours aren't as good as you can find on the street and the juices and smoothies are heavily watered down. No room cleaning after 3 days. Room is spacious and air-condition works well.

The Duck House was really nice. Clean and plenty of room with electric kettle and mini fridge. Kim was super helpful with everything, arranging my next bus, renting a bicycle, suggestions on where to eat and visit. The breakfast was delicious. The location was good, within walking distance of everywhere in Old Hoi An and quiet except for the roosters in the morning.

I don't know think this place is expensive personally but not cheap either. For the price I paid for 2 nights at 726,000 VND, I could do better in other vietnamese places (the standards of good hotels at cheap prices are quite abundant in Vietnam). Laundry prices are more than twice others places, I paid like 92K VND for 2kg of laundry. A lot of other places charges 1kg for 20K - 33K per kg. Nonetheless, clean place and provide an ok breakfast. I just wish that if they are marketing it as a boutique homely place, prices shouldn't be that high.

I stayed 3 nights. Its clean and the people are very nice. After the first night i had an accident in the countryside at ba na hills. Of course with the motorbike. Due to that the people helped me organisizing my next steps and coordinated with my following needs. That made the travel still a success and i could fullfill my schedule. I recommand.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
