        Good location close to Holyrood Palace, walking distance to the Royal Mile, Castle & Old Town, Waverly Station. I did not take a Bus in the whole Time of my stay. A supermarket is close by in case you need something in the evening. The Arthur's Peak with a great view over Edinburgh is also easily reached. The staff of the hotel (breakfast, reception) was very friendly and open. The room size was fine - the shower and bathroom were nice and had all features needed. I am always happy to have a water boiler in my room for a first tea in the morning. There are two reasons why I would not stay here again. 1) I booked the hotel especially because i wanted to use the wellness/sauna in the evenings. When i was there I found that the Sauna is only a room directly located next to the swimming pool. With the glas front towards the pool and also the sound of the swimming pool - splashing and talking - the aauna simply did not have the atmosphere that I want to have to relax. I need silence and the feeling of not being watched from the outside lying there. That's my personal expectations to a sauna. 2) The main reason why i would not go again is that the cleaning of my room was not taken seriously. After hiking outside i had dirt lying on the floor (although i got rid of the shoes after the first 3 meters in to the room). All of it was still there on the next evening - no one cared to use a vacuum cleaner. Even after telling the reception on the next morning, in the evening there was the main part removed, but there was still a visible amount left. I would not expect this especially after someone complained. The washing basin was not properly cleaned, the bed had some dirt spots still lying although it was flattened. I was able to remove them with swiping with my hand/arm over the bed multiple times. Why did the service team not do this? I just expect more of a 4 star hotel - and concerning cleanness of the room this is not even a 4 star topic. I already contacted the hotel and they took the concern very seriously and are in the process of resolving that second part.

        Extremely friendly staff on arrival. Rooms were okay, 2 single beds bolted together & a big dip in it. Tv poorly fitted on wall, heating poor, cleaners came in room when I had do not disturb on room. Woken up at 3am by very noisy guests.

        Visited for a Spa and Afternoon tea offer with my friend. The greeting at the Spa was warm and I was invited to help myself to refreshment, given robes, slippers and a tour of the facilities. The male member of staff was very funny and pointed out everything and gave very clear instruction on what to expect. The pool area could use a little modernisation, however it was a nice place to sit with a book until my friend arrived. We used the pool and sauna and then were invited to the waiting area for spa treatment where there was a selection of teas and water. We both had massage treatment which was very good. After treatment we went for Afternoon Tea, still in our robes which was encouraged, although it did feel a little odd once in the restaurant, especially as it was very busy with a corporate lunch ongoing. We were given a quiet corner and another spa user sat nearby in their robes so didn't feel quite as awkward. Staff were all very professional and welcoming. All in all a good experience.

        I have been coming back to the Holyrood for a number of years now for a recurring conference, and I have to stay, the staff are simply amazing. They are attentive, helpful, and simply lovely. The central location of the hotel makes it very easy to walk around Edinburgh. The only change I would love to see is their gym hours extended to 24/7. Can't wait to come back next year!

        They gave us rooms with heating system not working in 0 degrees Celsius… when they had available refurbished rooms in upper floors. Why would you give your first time customers freezing rooms while you have available rooms with heating system???? This was really ridiculous. They could have given us our option or informed us they can give early check-in only in these cold rooms. We were more than happy to wait for normal rooms with proper heating and refurbishment. Second thing was I had to pay double room price even though I was staying one person in the room. And freezing. Not even a refurbished room. Was such a nice hotel but having that frustrating freezing experience made me write review. At least administration should consider how to deal with an issue like this to avoid further negative customer experiences.

          It is mandatory for all guests to present valid government photo ID’s at the time of check-in.
