Nice hotel. Very close to the Lion Rock and the town of Sigiria. The room are a bit basic, but comparable to other properties in the area. Hard to keep the mosquitoes out, but otherwise nice and quite. Services are good as well with good breakfast.

Relaxing hotel with beautiful gardens and a pool amongst the trees. Very tasty breakfast, clean rooms with aircon, walking distance to shops, restaurants etc. Great service and stay overall. Would love to visit again.

Really good property with a rustic charm. It's walkable distance from sigiriya Rock. Staff is super courteous and they went extra miles to ensure our stay was good. The property is in the middle of many restaurants so if you wish to eat out, you do have lots of options. We dined in the property and it was really really great. Overall, I will definitely recommend it.

This was one of my favourite hotels in Srilanka. The internet was fast, water was hot and the highlight for me were the staff. They went above and beyond to cater to us. We are vegetarian and were struggling to find good options. They prepared a whole breakfast just for us and no request was too big. The food was so delicious, even dinner was yummy. It is located so close to Sigiriya rock, you can actually see it from their reception. Just outside is a lovely restaurant called Chooti where I had a delicious Kottu Roti and their mango juice was real, no sugar, no water, no ice - the real deal. Very clean hotel, more amenities than expected and I would give it 6 stars if I could - compared to other hotels in Srilanka, it was one of the best. (A large spider had creeped in but the staff came superfast to remove it)

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
