I have been living here for 6 years and I do not plan on leaving. The 3 in the office are great! They are very professional, attentive, and communicate well with any updates, shut off’s, etc. (in a timely manner). The maintenance team comes out quick getting the job completed and they always clean up after themselves. I understand that it can take 1-3 days for a work order to be completed since they come in order, other reviews said they never came or it took over 5 plus days, that can not be true there is no way UNLESS YOU DONT LET THEM IN WHILE YOU ARE NOT HOME, they work during business hours soooo if you aren’t home during the day I guess your stuff won’t be repaired if you stick to the rule of not allowing entry! That’s on you but if it’s a work order that consist of out sourcing contractors then that makes sense and you have to be patient but Jackie and Max are more than accommodating. It happens to all of us at least once in our life! Let me get into the location!! Rittenhouse Square is a beautiful place to live, I feel safe walking around, yes even at night and everything I need is within feet from the front door. From the front door if you turn left it’s more commercial vibes and if you turn right it’s a homey residential vibe! I love living in a pet friendly place especially with rittenhouse square park being 3 blocks away, and we are close to other trails and parks! Sometimes people let their dog pee all by the front door which can be annoying but that has nothing to do with PMC. My only concern not much of a complaint, is the front desk, they are not part of the PMC property group so they change a lot there are kind and personable people working at the front desk but sometimes the front desk worker just looks like they do not want to be there, but when there is the right person, they protect your packages and your home keeping the building secure! Ryan is amazing and is the new guard!!! The best we had yet, please don’t ever move him. I love it here, my apartment is so cute with historic charm beautiful wood flooring, there is a gym and a nice large clean laundry room on site, I know some apartments have washer and dryers in the unit so when I plan on upgrading I will want one of those apartments! Like I said I do not plan on leaving! Thank you for making my home a pleasant experience!

DO NOT RENT HERE! The elevators hardly work, I have had to walk up and down over 10 flights of stairs multiple times. Management sucks, they gaslight you and are horrific when it comes to communication. If you are okay with broken elevators, roaches, mice, bad smells and management that you cannot communicate with - this goes out to MAX in particular, who most people I have spoken to in this building have an issue with that man- this building is for you. You can get a building with a rooftop, decent management, functioning elevators and more for the very same prices they charge here. Not worth it.

If you are looking to rent here, DO NOT. Don’t let the prices reel you in, many people here are looking to leave. STAY AWAY FROM ALL PMC PROPERTY BUILDINGS. You will hear valid, negative things about each of them. RENT ELSEWHERE. You can get better amenities for the SAME prices here, where the only amenity is a gym.

I have lived in the Embassy for less than a month and have had nothing but problems. There was a cockroach infestation from day one that they won’t fumigate for, and continue to send an “exterminator” on a weekly basis to spray and set traps, yet I continue to see cockroaches on a daily basis. Further, the apartment was NOT clean. There has been dirt, crumbs, mess on the side of the stove, under the heater in the bathroom and the living room. It looked as if no one had cleaned those spots in at least a year. I am extremely disappointed, would not renew a lease with them and am actively seeking other living spaces as the living conditions are simply unacceptable.
