Location of this hotel is great and common area to have outside food is good. They provide plates and cutlery when requested. Rooms are very unsafe if you have elderly parents visiting as they have steps in the room and the bathroom is on a higher level. Check in and check out times need to be 24 hours and need to be reasonable with atleast an hour early for check in. You can keep your luggage for 24 hours without any charge which is good.

If you are looking for a hotel to sleep in and nothing else then I'd say this hotel is perfect but if you are looking for a little bit more then I'd say look elsewhere. The location is not too far from the Hankyu Karasuma station which can take you to Kyoto station and even Osaka on local commuter train without needing to make any transfers. If you are someone who relies on free Wi-Fi then avoid this place as I found the service to be lacking significantly during peak hours when everyone is in their rooms using the Wi-Fi. The front end staff was able to check me in in English and the cleaning staff did a good job of cleaning my room.

First of all don't get fooled by how nice the hotel looks on the outside. Although the hotel looks pretty, it is not my nicest stay in Japan, maybe my worst so far. Hotel amenities (4/5) : you get a ticket for a free drink but have to drink it in the hotel basement from 7pm to 10pm, we ended up not using them because we were never at the hotel at these times. At the entrance you can help yourself to razors toothbrushs and other little stuff. Towels and slippers were provided in the hotel room. There is also a wall of stuff to do on Kyoto which was my favourite part of the hotel. The room (0/5) : The ledge at the entrance of the room was so close to the door that I would inevitably bump on it every time I entered the room and that was just the beginning. The double bed was not indeed a double but what I would call a 4 quarters, as in 4 square pieces of mattress joined together by a belt and a sheet and placed on a 5 cm high bedframe (if you can even call it that). To get even worse, those pieces of mattress were all framed in metal giving you the displeasure of sleeping with a huge metal rod going across your back as well as between you and your partner. We found a cockroach in the room, which might have entered by accident but when trying to check if it was the only one we discovered that no one had cleaned under the bed or the furniture in a while. Dust, old slippers and plastic wraps were piling up in front of us, no second cockroach though. Location (4/5): If you which to be located around this street, note that there are quite a few other hotels neaby. Granted, I haven't tried them but I have tried this one and wouldn't go again.
