This is the section of the resort with private residences (3 or 4 bedroom condos). If booked through Fairmont, you can add an all Inclusive food/drink package to your stay. The food is 5 star quality and not made for the masses. We have been here twice and will continue to return. Rodrigo, the butler, is top notch and makes the stay even more amazing! He goes above and beyond for his clients, and our kids all loved him too!

FAIRMONT HERITAGE PLACE is the private residences section of Fairmont with 3-4 bedroom residences over 3100 sf of luxury Villa spaces. Best place and best value to stay in. I’ve stayed here numerous times and find it to be the best in terms of value and luxury. Best is mid-floor residences- you get breezes! Amazing breezes! Forget the first floor residences- they are advertised as 4500 sf vs the 3100 and middle floors and penthouses, but the ground floor residences are the exact same floor plans as the higher floors plus the garden grounds- so it is rather misleading in the sf count. I have never personally witnessed anyone running around the grass areas of the residences on the ground floor. The only REAL diff is the size of the pool in the ground floor residence. Personally, I prefer the higher floors for a little less money for the EXACT SAME FLOOR PLANS AND SF, it gets breezes that the first floor units do not. I prefer to go to the private pools in Fairmont Heritage Place as they are beautiful and quiet, and the Clubhouse restaurant that is open for lunch and dinner will send your food orders there. FHP has full access to the rest of Mayakoba hotels and all the Fairmont hotel amenities. Dining is delicious with many different options. We enjoyed dining in Bassano, and La Laguna, as well as Gaia (elite seafood), Fuego, Las Brisas and at the beach. It is a stunningly beautiful place, great amenities, delicious dining, and excellent service all round. Best place to stay on the Riviera Maya. Also great for families and kids, with Fairmont being one of the best family friendly luxury hotels- they provide a lot of paid and complimentary programs for thre kids! Kids have much to do while parents can go enjoys themselves.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
