Our stay here was very bad. The room is relatively clean and quite similar to the pictures. The bathroom leaves a bit to be desired, but the again, the room is ok. The check in process was smooth and the breakfast was average. The hosts were quite rude. As we were leaving they tried to increase the price by 25% over what Booking.com said and they insisted that the exchange rate the government posts is not the same as what they get on the street. The main host got quite angry at us and insisted that we pay way more for our stay than booking quoted us. His son had a cooler head and eventually accepted the listed price that booking said. After we left, they then canceled our reservation on booking.com so we couldn't leave a review and got double charged for our stay. We are really disappointed in this experience. Again, the room is ok, but the hosts made this a really terrible experience.

Amazing place to stay in Sigiriya, only a 5 minutes away from the town centre by tuk-tuk. The hosts were a lovely family with one father and 2 sons, all so kind and accomodating. They suggested us great things to do, drove us everywhere including a safari, to restaurants, around the village and more. They were so accommodating and the nicest hosts I’ve ever had in the world! I’ve been to 40 countries and the hospitality was the best I’ve experienced! The room is humble, very clean, aircon, comfortable beds, hot water and has everything you need. The house feels very remote even though so close to the town with amazing views from the room. They have a great garden including fruits which they pick and make you freshly squeezed juice and bring it right to your door everyday. They also served us an amazing local breakfast which was very yummy! It was great meeting and staying with this beautiful family. Would definitely stay here again. Thank you so much!

Very friendly family. Beautiful garden with pool. Very quiet location and a good starting point for Sigirya and Dambulla. Very tasty breakfast!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
