Nothing but good things I could say about this place! Phenomenal location right in the heart of the Gion district. (though a bit tricky to get to from the station with bags). The staff was really great. Very accommodating and kind. Rooms were clean and quiet. I had a garden view room. I would recommend asking the staff to get the ac/heater working for you though (there are instructions but still had difficulty). I will absolutely come back here.

Wow what a once in a lifetime experience! Close to local attractions and surrounded by amazing food. The room we stayed in was incredible and the hospitality was excellent!! I hope to come back and stay one day

Hiro's house is a real gem, it was recommended to us by a friend and it exceeded all expectations. The owner lives in the house and was super welcoming and supportive. For very little money you get a unique japanese experience, a grandmother's guesthouse, complete with a private garden, a garden viewing room and an antique European library, which holds books that you would actually like to read (I read the Snow Country by Kawabata). All this in the heart of historical Gion. Thank you Hiro, it was truly special.

Absolutely wonderful. We stayed in one of the private rooms with our own bathroom. It was large and clean, the window out into the garden was fantastic. The shared kitchen was sparkling and well-stocked with utensils and anything else you might need, including guidebooks in various languages. Hiro’s English is excellent and he is a warm and welcoming host. The walls are thin, so if you’re a light sleeper I would suggest earplugs to avoid being woken up by night owls/early risers. I highly recommend walking around the area your first night in - the streets are stunning wonderfully lit up at night, and the crowds will have dwindled down to people with large cameras taking beautiful shots. Ultimately my favourite place I’ve stayed ever, not just in Japan.

Lovely place to stay in Kyoto. The place was well-decorated (Kyoto style) and cozy. Stayed in a triple room with two single beds and one sofa bed. There were two shared toilets, two showers and 3-4 sinks available to use on the second floor of the building for us. The host, Hiro, went above and beyond to ensure our stay in Kyoto is amazing. Highly recommended!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
