        Excellent hotel central to restaurants and major train lines. Provides very comfortable and modern clean rooms with great service. Ammenities are expensive and is extremely cost efficient. Would definitely recommend to anyone travelling to Kyoto

        The staff was friendly and hospitable. The room was okay with basic amenities. However, air circulation in the room was not good and triggered my allergies. For context, this was in late November so only heating was on (centralized control). The hotel is in a great location with a lot of food options and public transit nearby.

        The only bad thing is that I didn't spend more time in it. Staff was very nice, the location is absolute perfection and the rooms were spacious. Right next to 2 parallel shopping roads that connect to the famous Nishiki market. Also close to the river and many of the historical districts. Two train stations nearby. One on the other side of the river that travels north to south about 8 minutes away and another that travels east to west 6 minutes north of the hotel.         First of all, this hotel smells like cigarette smoke despite being "non-smoking." The rooms themselves are mild but the hallways smell like an old casino. The front desk will argue with you if you bring this up. Second, the air conditioning is not configurable on a per-room basis. That means that if some people are hot, and some people are cold, someone is going to sleep uncomfortable. Unacceptable for a hotel in the modern world. Third, the "hot" water won't get hot at all. Expect luke warm water temperatures. Overall, avoid this hotel. There are better places for less.

        This is a solid 3 star hotel. The WIFI is HORRIBLE. For that reason alone I’d recommend not staying here. Rooms are decent, they are dated but comfortable. There are no black out blinds. The location is amazing and the staff was very nice
