Loved our stay at Hotel Material! We booked the Mini Room/ Double Room, which was a tad tight for my husband and I, but still plenty comfortable! (We only had carry on’s and backpacks, otherwise it would have been more difficult.) Room: 5/5. Loved the balcony. Street noise can be heard, but it’s not terrible. Super clean. Great amenities. Super comfortable bed! Slept great!! Bathroom: 5/5. Lovely toilet & toilet room. Great shower & shower room. Nice towels & amenities. Staff: 5/5. Great communication prior to checking in, and after checking out. The gentleman (Jeronimo) was super helpful and personable! Such a great guy. The other two individuals I encountered were also nice, but not as great of English (no big deal since I know I’m a foreigner in their country.) The location was great, but expect to walk a lot to get to the prime locations! Also there is no breakfast or cafe in the building anymore, as a FYI. Thank you again so much for a great stay!! Absolutely recommend to everyone for their Kyoto travels! Great came

Stayed here 3 nights in June after serious issues with our airbnb. We absolutely loved it and would highly recommend it to anyone. Staff were super friendly, Jefferey at the front desk in particular was very helpful. The downstairs restaurant had a great breakfast and the location was exactly were we wanted to be in Kyoto.

We stayed there 5 nights 1 week ago until April 1st 2019. We had a beautiful room with an awesome design. It was very clean and we missed nothing in our room. The staff was very polite and they make this hotel to a unique place to stay. The Café and bar detail serve very good and delicious food. We had breakfast and dinner. And everything was great! 2 walking minutes away you have a metro station and a lot bus stations. And 10 min walking brings you to Gion the old city of Kyoto. I will visit Kyoto again soon and stay in hotel Material for sure!

We hooked up with this hotel through an air b&b. My 3 companions and I cannot overstate how helpful and willing to go the extra mile they were literally willing to go. First off my friend, whose name the air b&b was booked under, requested(the morning of our arrival) if we could drop our luggage off early, our check in time was 3. It took less than half an hour to an hour for a positive response,(we placed the message at 10ish am, after checking out of our previous air b&b, deciding to stay longer in Kyoto because all 4 of us fell in love). After dropping off our luggage,(they locked it up for us as well) which is a big deal because none of the other accommodations we or our various travel companions stayed at offered this as an option. (In fact they all specified the opposite.) We decided to eat at the attached Cafe Detail(I'll leave a separate review for Detail). We were told we would get 10% off our bill due to the association with the air b&b. We were also told they would have our air b&b ready for us early. In 30 minutes so basically after we were done eating. The woman at the front desk walked us over to our air b&b a 2 minute walk, but just so helpful and courteous. We decided to go back to hotel material to meet some friends for drinks, and hang out on their rooftop. I also wanted to see if they could help me make some reservations. I had 3 I was trying to make and the 2 ladies at the desk helped for around an hour trying to make them. They spent so much time helping me, and were so nice the entire time. I felt bad at some point because it was taking so long, and told them it was ok to give up but they persevered. They called places, looked on websites, walked me through registration on my phone. Ultimately for a show reservation one of the ladies decided it would be easiest just to go to 7/11 and pick up the tickets herself. I was blown away by how far they went to help us, while being so nice the whole time. I wish I could remember their names, but I know one of the girls who was helping to make the reservations is from South Korea, one of the guys who helped us with our luggage had spent time in Australia. Wonderful experience. The view from the rooftop was phenomenal. It's crazy that this place has only been open for a little over a year. They're fantastic!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
