Just got back from a wonderful stay at the Sant'Anna Hotel. The staff is awesome. Everyone time you walk in the door you are greeted with a smile. The rooms are clean and quiet. Borgo Pio is a great street for restaurants and shopping and of course gelato. Everyone there became family and we cannot wait to return. Thank you again for a wonderful stay.

Fantastic hotel only two blocks from St. Peter's Square! After a long flight, the staff was welcoming and accommodating allowing us to check-in early. Rooms were clean and comfortable. Tons of great restaurants within walking distance and St. Anne's is a 2 minute walk and a beautiful church for mass. Also, best gelato in Rome is next door. Only suggestion would be to promote Nina the dog!!

We loved Sant' Anna Hotel in Rome. The hotel is beautiful. Our room was perfect with a very modern bathroom and a small balcony. There is a lovely dining area on the lower level where they serve a breakfast each morning. The staff could not be more friendly and helpful. The hotel is located a 5-minute walk to the Vatican, and there are plenty of restaurants within a minute or two away. I highly recommend staying in this hotel.

Words cannot express the wonderful stay at the Sant'Anna. The location is perfect - with a car-free street full of restaurants and gelato - with an amazing and lovely staff, who made a special birthday visit to Rome exceptional. Will only stay here on future visits!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
