We stayed in this lovely Machi-Ya, Kishoan from 12OCT to 19OCT 2022 and loved every minute of our stay. The Macho-Ya was so centrally located, great quiet neighborhood with shops, restaurants, and metro all within easy access. The property was immaculate and so comfortable. Everything you would need for your stay was provided, from robes, towels, coffee, bath salts to all utensil you would need in the kitchen. We loved going to the local bakery for our daily croissants and leisurely having breakfast out on the sweet back yard space and plan our day. We booked with Shiki Properties directly, and they were so easy to work with. Their site is very detailed and gives you so much information. From reservation to arrival all went extremely well, they are very responsive to inquiries. We were shipping our luggage ahead to each destination as we read the Bullet Train can be very crowded with luggage. This was a little difficult at first because Shiki Properties were used to their tenants carrying their own luggage. Having said this, they worked the problem out and our luggage arrived and someone was there to accept it. The bedrooms are upstairs a very steep climb, I hope they install a bannister. All in all I can't recommend this property highly enough and hope to come back and stay here again. It is so nice to stay in a neighborhood in such a lovely property. This was one of the highlights during our visit to Japan.

MACHI-YA in Kyoto is very special to any Japanese people. You will never get a chance to live in inner Kyoto City, if you’re not born in a genuine Kyotoit family. It was such a great privilege to stay in this beautiful MACHI-YA, Kisho-an. You can feel the traditional Japanese people’s life here. It is like you come and visit your cozy granny’s place. It does not only remind you good old Japan but also has nice modern accommodations. It makes your stay even more comfortable. Powerful air-conditioning let us forget the deadly heat of summer in Kyoto. You can enjoy wonderful Japanese bath and comfortable bed and FUTON. Your stay in Kisho-an will definitely be a memorable experience in Japan. I will never forget staying here with my good old friends.

I had the opportunity to stay for two days in this beautiful traditional Japanese house. It was a unique experience. The house is beautiful, all made of wood; on the ground floor there is a beautiful kitchen complete with crockery and a Western table, then there is a small living room with tatami, and the bathroom with a very large shower... the strong point of the house is: a wonderful outdoor tub in the internal garden of the house where you can stay immersed in the evening in complete relaxation. On the upper floor there is another toilet and two bedrooms, one with a very large double bed and the other with two traditional beds (futons). In this room there is also a study area and mats for practicing yoga etc. The house is very clean and is located in a very beautiful and central area of Kyoto, convenient both for visiting various tourist attractions and for accessing public transport; in the neighborhood there are many traditional restaurants but also international cuisine, cafés, bakeries, pastry shops and local craft shops... If you come to Japan, staying in a machiya is an experience you really must have.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. The hotel reserves the right of admission. The hotel may refuse to honour the booking if it determines that the property policies have been violated.

If the booking cannot be confirmed due to certain circumstances, Adani One will refund the entire amount to the original mode of payment.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
