A below-the-bar four-star hotel! 300 bucks per night and guess what you get? Stay experience with a quality bed and breakfast hotel is much better than here. Lobby is not so comfy. It’s okay. Room is small. It’s okay. But the way they block up the windows and thus natural light making people breathless. The room design is weird so you can never find the right place to place your stuff. Even no right place for placing a carry-on size baggage, or you will hit your head. Some servants are not very polite. A lot of supplies are not there in the room or in the public bath. You have to find every necessity yourself or call front desk.

I’ve been to a lot of hotels when I stayed in Japan but this one was the best. The location is excellent and the room looks absolutely fantastic. Everything was really clean and they try their best to be eco friendly. The hot spring was nice and relaxing. Front desk service was impeccable.

This place is pretty good for a stay in kyoto if you are on a budget or can't get a booking at a ryokan. Beds were comfortable, would've given it a higher score but the wifi was really bad & regular 4g wasn't working well in our room, and the rooms arn’t very quiet can hear everything happening in the street below.

The hotel is centrally located (10min walk to Karasuma Oike station, 15min walk to Nijo Castle) and has lot of amenities nearby - coffee shops, convenience stores as well as other small boutiques and restaurants. The staff and service were also excellent throughout. However the negatives were certainly the rooms and the breakfast. The rooms were way too small and cramped - perhaps due to central location - but the breakfast was not up to our expectations. The hotel serves "half-buffet style" which I must admit, is something I have never seen or heard of. This involves a pre-plated selection of food in either Western or Japanese styles. We only tried the Western/Continental selection which was not great at all and needs significant improvement. Although the service and location were good, the sub par room quality (Moderate Queen Size room was too small, way too cramped + tiny bathroom -> overall too cramped esp compared to the same room we had at Mitsui Hotel Jingugaien in Tokyo) and the not so great pre plated breakfast made us feel like this was perhaps a Budget Hotel although the pricing didn't certainly feel like it was a budget hotel anyway.

Very nice staff and perfect location! The room was nice but a little claustrophobic that you could not see through the window (that dragged the score down). But I would recommend nonetheless!!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

This is necessary to prevent the cancellation of your entire reservation.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
