        I recently had the unfortunate experience of renting a property that turned out to be a complete disaster. From the moment I stepped through the front door, I knew I had made a grave mistake. Firstly, the photos in the listing must have been taken during the property's golden years, as the current state is far from picturesque. The place was shabby and unkempt, with peeling wallpaper, stained carpets, and a pervasive musty odor that no amount of air freshener could mask. It was evident that the landlord had made no effort to maintain the property. The appliances were a different story altogether. The kitchen looked like it hadn't been updated since the '80s, and the fridge seemed to be on its last legs, emitting a constant, ominous hum. The dishwasher was more of a decoration than a functioning appliance, leaving me with a sink full of dirty dishes after every use. But the real kicker was the plumbing. I don't know if the pipes were held together by duct tape or wishes, but the bathroom was a disaster waiting to happen. The water pressure was abysmal, and hot water was a luxury I rarely experienced. The toilet had a mind of its own, deciding to clog at the most inconvenient times. On top of all this, the neighbors were less than ideal. Thin walls allowed me to enjoy every snippet of their loud arguments, and the constant noise from neighboring units made it nearly impossible to get a good night's sleep. Communication with the landlord was equally frustrating. Requests for repairs went unanswered for weeks, if not months, and when someone finally did show up, the fixes were temporary at best. In conclusion, save yourself the stress and look elsewhere for a rental property. This place is a prime example of false advertising, neglectful landlords, and a living situation that's more of a nightmare than a home. I wouldn't wish this rental experience on my worst enemy.

        A bad experience at all. They do not have professional services. There was a problem with the shower water. There was a manager called Sam. When I called him and told him about the problem, he took the issue with sarcasm and in a very poor manner, as if he did not care about the quality of the service. I do not recommend them at all regarding their dealings and quality of the apartment

        Thank you Ms. Priya specifically for handling all our rental process and payments. She made sure that we have the best stay for six months. Just two things: the maintenance team takes its time and the building leak is always prominent in that area. Just wished they let us know about it beforehand ☺️

        The horrible company that I had to deal with in my all life they are scam they charge you for a higher price in an old building of 20 years with old furniture dirty no facilities the problem is the same price u can find in boulevard a new building with new furniture unbelievable !!!!! I paid 15k for a smelly apartement with no gym no pool

        ZERO STARS! I booked an apartment for 3 weeks via Airbnb in June for a stay in November. I wrote to Arabian Holiday Homes (the host) on 16 Oct to see if a later check-in date is possible, only then they informed me the landlord wants the apartment back. Fine, these things happen (although, it is highly likely, the host will re advertise the apartment at significantly higher rental - I’ll be watching!). Yes the landlord requesting the apartment back is outside of the property management companies control, I am not disputing this. However, despite 4 messages between 16-23 Oct, as the host they are refusing to action a cancellation from their side - I paid 100% in advance and have over £2.2k stuck! Now they ghosted me via the Airbnb messaging platform. Apparently, the property management company states this as their mission statement “Our mission statement is “Atithi Devo Bhava” which means “GUEST is GOD”. Yeah right! Your mission statement is just jargon. You are well aware of the Airbnb policy and the fact that you must cancel however you ghost your customers. Absolutely unethical & unprofessional. Warning for landlords and tenants not to book with these guys. I am delighted to read Airbnbs new host cancellation policy which could be a 25% fine for this type of scenario for the host. I’ll be doing everything in my control to ensure Airbnb executes the full fine and other consequences. Do NOT book!

          Booking Policy
          It is mandatory for all guests to present valid government photo ID’s at the time of check-in.
          The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.
          Extra guests are subject to availability. And it might incur additional charges.
          If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.
          Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.
          Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.
          The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.
          Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.
          Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.
          For any special requests, please write in the designated section while booking on the Adani One platform.           Hotel Cancellation Policy
          User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.
          Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.
          User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.
          Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.
          Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.
          If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. This is necessary to prevent the cancellation of your entire reservation.
