      We stayed in the Burj Royale apartment (unit 203) for 3 nights. What an awesome place. Unbeatable views of the Burj Khalifa. The outdoor balcony was perfect to enjoy in the evenings. 5.minutes walk from Dubai mall. Plenty of cabs available at the door step. 1 double bed and 2 twin beds with 2 bathrooms. A very spacious living room with comfy sofas, a 6 seater dining table and a Big Screen tv with all the chanels u could want. The kitchen had all the required amenities. The apartment was absolutely spic and span. William and Tanveer ensured the checkin was quick and flawless. Would definitely recommend this apartment and like to come back here again.

      Awful service, one perfect stay doubled booked the apartment we had booked 2 months before. They attempted give us an "alternative" sub standard apartment in a different area 35 minutes away from where we originally booked. Absolutely no accountability or any form of customer service. "William" the manager was completely ignorant to any plea we made to him to see that his company was responsible to find us like for like accommodation, in the same area as the apartment we originally booked. I will be reporting the company to Dubai Consumer Rights. Do not trust this company.. their level of incompetence is outstanding.

      Disappointed!! Booked an apartment With this company for one week for a vacation with my mum and only after booking and arriving on the property, the owner decided they wanted to sell and our vacation was constantly disturbed and consisted of constant phone calls and people coming to the property while we were there and while we were out. Instead of waiting for our trip to be over, they had staff coming to film the apartment with all our stuff early in the morning and expecting us to sit around waiting all day and delaying our plans to accommodate the selling of the property. The companies marketing team only cares about the money and not about the guests experience. The company also held house viewings while we were staying there…. Very unprofessional to say the least. We also paid extra for early checking and on arrival, the property hadn’t finished being cleaned., my poor mother came from a 7 hour flight and the whole previous day of traveling, arriving to Dubai tired and wanting to shower and rest and we were made to sit out in the hallway until cleaning was finished baring in mind we told them our arrival time and paid extra for the property to be delivered cleaned and ready. Property hasn’t properly maintained! Bedroom AC needs servicing as it’s only blowing warm air with a bad sewage smells. The toilet close to the front door has mold, flaking paint and dampness on the ceiling.

      Horrible! The company doesn't assist to make you as a guest feel happy, if you complain about anything they tell you that you viewed the apartment - as if it is no longer their problem. Cheap mattresss that nobody can sleep on, cockroaches, complementary water bottles unsealed and opened already, broken bathtub, blinds don't work. Don't recommend using this company - there are much better options in the UAE.

      Overall good experience despite some initial glitch. Nothing relevant compared to Ramil's competence, he made the procedure smooth, quick and made me feel home as soon as I stepped into the house. Special appreciation to Ms. Jacel who managed the rental procedure. Her communication skills, honesty and commitment to her job make of her a real asset. She did just great - I am happy to recommend her. Thanks Everyone. OPS has been a good choice.

        Booking Policy
        It is mandatory for all guests to present valid government photo ID’s at the time of check-in.
        The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.
        Extra guests are subject to availability. And it might incur additional charges.
        If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.
        Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.
        Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.
        The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.
        Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.
        Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

        Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.
        User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.
        Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

        Modification and Reschedule Policy
