I had come here with family of 7 members here. Before coming here, we called up and told the owner that we are on the way and reaching soon. We enquired if dinner was available. He said No issues. Just reach the place and let us know what we need and in an hours time he would prepare it !. That positive response set the tone. We checked in , had wash and had a great dinner served for us. So homely atmosphere and lovely host. The rooms were simple and very clean . Our room had a mini fridge too with water and beer ( on payment). Next morning we were given awesome tea. We went to Sigiriya Rock and returned for breakfast. Very tasty and yummy breakfast and the best in our Srilanka trip. The host Bhagi and his mom Malika were such wonderful hosts. They have a beautiful dog too. I recommend this place . Rates so reasonable and value for money. I would stay here next time too. Location also top class as it's close to Sigiriya Rock, which is 5 minutes away.

Palitha Homestay is the perfect option for your stay in Sigiriya. The value is seriously unmatched. Decent room, amazing food, excellent service and a great location nestled right in the bush surrounded an assortment of wildlife.

We have loved this place from the very first moment. The two brothers who run the place are of an unprecedented kindness. The food is extraordinary, and we have eaten some of the best vegetarian dishes ever tasted in Sri Lanka. They also helped us in a moment of great difficulty. During an excursion, my partner was scratched (although lightly) by a monkey, and they accompanied us to the hospital and took great care of us. We enjoyed ourselves so much that we ended up staying three nights instead of just one. Thank you from the bottom of our hearts 🙏

The best place to stay in Sigiriya and without a doubt our favourite homestay in Sri Lanka. The two brothers who run Palitha were so friendly and welcoming and made our stay wonderful. The breakfasts and dinners were delicious and the rooms are comfortable with great AC. The hosts were also really helpful with planning our safari as well as taking us on a trip to Anuradhapura.

Very nice place! Hot shower, A/C, good wifi, quiet place, 10 minutes walking from city center. They have perfect breakfast included and if you want dinner, you may pay for this (amazing food). We stayed here for 5 nights and loved. Staff was very kind as well. All was very nice.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. Please be aware that fulfilling these requests may result in additional charges.

The hotel reserves the right of admission. The hotel may refuse to honour the booking if it determines that the property policies have been violated.

If the booking cannot be confirmed due to certain circumstances, Adani One will refund the entire amount to the original mode of payment.

If the hotel is unable to confirm or deny the booking, Adani One is not under any obligation to provide an alternate booking in lieu of the unconfirmed booking.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
