I was hopeful with the great reviews, but the rooms smell incredibly strongly of heavily perfumed air freshener and after the smell finally dissipated after 3 days airing the place out the true underlying smell, the distinctive musty smell of mold and mildew showed themselves. if you’re very low maintenance, it’s well located, the rooms are brightly lit with lots of bulbs (not windows) and the rooftops are quite relaxing if you can stomach the steep steps up.

Good inexpensive place to stay on the food market road in Lamai, just a short walk from the beach. The bed is super comfy, the room is quiet, the owner Golf is extremely friendly and helpful. It is basic, but worth the price in peak high season on Koh Samui.

A beautiful family run business with spotless rooms, in the middle of good restaurants and cafés, near Lotus mall, very close to Lamai fresh food market, 7/11's and of course to the beach. The owner Mrs. Golf is extremely kind, helpful with excellent recommendations, always available for her guests. The pool is enjoyable, air-conditioning is perfect and Wi-Fi is fast. The entire place is very quiet at night, easy to sleep with nature sounds.

We stayed 4 nights at Phannarai House and had a lovely time! Golf is such a nice and full of energy person, she really cared about us having a good stay, helped us book our ferry to Koh Phangan (cheaper than booking taxi and buying ferry tickets ourself). The bungalow is very comfortable, has a nice bed and AC works perfectly well. The best thing was the location. Lamai is a very chill place compared to other locations on Koh Samui. The beach is beautiful, quiet and clean and a 5 minutes walk from Phannarai. Lots of restaurants (both good, cheap and local thai as well as expats/western places) around, 7-11, laundry, market… We could not have chosen a better place!

Golf is the most amazing host ever, this came out to be our best stay in thailand. From the moment we booked our stay she was very responsive and helpful she suggested us the travel mode to reach. Also helped us connect to a bike rental for good deal. The houses are very well arranged with all basic amenities and also with sewing kit as well, very cute little houses. She cleans everyday and provides water and coffee everyday. I can’t recommend her houses more. This was the best decision ever. Super friendly and helpful. Thanks golf. 10 stars

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. The hotel reserves the right of admission. The hotel may refuse to honour the booking if it determines that the property policies have been violated.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
