Very comfortable and clean, we had everything we needed at hand. The hosts are very diligent and helpful, we felt very welcomed. The 2 bathrooms were convenient for bigger groups, the kitchen well equipped but left unused because of all the options available nearby (restaurants and convenience stores). The bathtub is awesome after long day trips and the beds are comfy too. Even with the contactless process I felt the hosts were ready to help at all times. On a side note I love all the wood modern style, it’s very warm and relaxing.

Absolutely loved our stay in this accommodation. We were a group of 4 and and the space was perfect for us all. Everything was so clean and nicely laid out. It was nice to experience staying in a house with traditional features in Kyoto. The beds were very comfortable. Hosts where always available. Lovely area and not far from Kyoto main station as we could walk to the accommodation. I would stay again and highly recommend.

Highly recommended, it’s close to the train station and within a typical small and quiet neighborhood. The place has everything you need to travel around Kyoto and beyond. It’s spacious and really clean and tidy, we were a family of 6 and had plenty space to enjoy and had dinner at home. The host was super responsive and the facilities are great. Thanks a lot to the Saito family for hosting us.

One of the best stays we've ever had. Place was immaculate, well-stocked with amenities, and true to description and photos. The Saito family was extremely responsive, check-in was easy, and gave lots of info on the area. There were even guidebooks inside! Beds were very comfortable and the water pressure in the shower was excellent. We stayed with four people and felt we had the right amount of space. Location was both private (quiet neighborhood), but also very close to busier streets and just a 12-minute walk from the outside of Kyoto station. Would absolutely stay here again.

Great location, short walk (5~7 mins) to subway and bus stations.. Neighborhood restaurants, coffee shop, cafe, convenience store close by (all within 10 mins walk).. Very clean and all amenities are well/thoughtfully organized, arranged and maintained.. A very easy and pleasant experience.. Will definitely come back and stay here again!!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
