Punthill is at the best spot along Flinders Lane for food options. Flinders Lane itself is a nice base for transport in all directions within and beyond the Melbourne cbd. The rooms are well sized and good value. Staff were kind and more than helpful, especially Sam the manager. Reception and cleaners were very good too. Great deals when booking direct! We'll be back.

Stayed here for 2 nights during a work conference and the experience was great. First and foremost the staff were incredibly helpful, one particular staff member (Bec?) very graciously helped my very lost self to find parking and very kindly dealt with my numerous phone calls for directions! She was an amazing help after a stressful day! Great central location near tram lines, yummy food extremely close by and reasonably priced. Would have loved a smart TV/ casting device but otherwise 5/5.

These apartments are clean and serviced daily. They are a bit dated but the location is super handy to everything. The room I was in was quite noisy. The garbage trucks started on Tuesday morning at 4am and the guys were yelling really loudly. You can hear all the people in the street from level 3! I could hear the person on the level above stomping around the apartment early in the morning around 5am! The staff here are so friendly and helpful and makes the stay so enjoyable!

Terrific stay but sadly soiled by the response from staff when we asked for 2 extra caffeine-free tea bags. Made to feel very gaslight for asking for this and when they agreed to give us the teabags, very rudely responded “fine, we’ll give it to you”. It was literally 2 teabags… very sad as all other interactions with staff was brilliant but this interaction really soiled our stay.

Room needed a bit of maintenance. The queen bed felt broken as it gave way a lot when you sat on it (I'm not a huge person btw). Showerhead is barely attached to the wall. But good size and good facilities eg toaster, kettle, dishwasher. Great location.

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
