      I've seen that there's a lot of bad feedback from this place, most of them over one year old. Some people talk about the kitchen, well the kitchen is great and clean with new appliances. It has a new combo fridge, new microwave and new water heater. It has silverware, soap sponge etc. The 3 bathrooms are new big and very clean. Our room (room number 1) has a private good sized new and clean bathroom. The room is minimalist witch makes it easy to maintain. It has 3 beds, a clothe hanger open cabinet, a fan, 3 outlets plus one in the bathroom and a balcony with a great view. In my opinion all it needed to add would be a chair and one little desk and maybe a mat by the bed. It has no TV, no problem for me but is has a good wifi connection. Take note... THE ROOMS ARE VERY CLEAN AND PRIVATE and for the price I think it's a great place to stay! We paid the night before, more for a place at Saldanha by the metro station and it was a nightmare. From what I read from old comments, I can see that the owner made a lot of improvements. The only rule was not to make noise after 10 pm witch is something normal. We came here with no reservation because the last place was awful and we paid in advance. The owner contact number is at the main door. We called explaind him and he came within 5 minutes. He was very pleasant and even showed us the room before we paid. We paid him, he gived us the keys and left. When we came by latter we asked for towels he brought them. They were new and smelled clean (believe me, im a clean freak). We have no complaints, believe you me. The balcony view is great. Metro and bus station right outside. Supermarkets everywhere, for the price what else can you ask for. We are definitely coming back. P.S. we are Portuguese from the Azores and need a place to crash for one night. This was a find for us.

      Had an horrible night, but it seems it was some client fault. Communication skills from the owner are not great, which is probably not a problem most of the time. Now the facts : we paid from booking, arrive at the place. Owner start rumbling a lot about noise and how the door can slam until breaking the wall and that the people just before us broke the wall and door. Looking at it, it seems that somebody tried to break in with a crowbar and that's the reason of the damage. A camera is installed on top of the door of the entrance and sees the main hallway, the light is automatic if somebody moves light is on and the camera the too. Owner says he sees everything from his phone Ask how many towels do we need (we are 4 adults 2 kids) when we say well 6, he seems flabbergasted and says well I have only four. The vibe is not great so we take everything valuable and go to eat. We come back around 11pm and prepare to go to bed (got two kids and are travelling with two friends in another room). At midnight (!) shouting start to erupt next door, while going to the bathroom we see the owner having an argument with a mother and her teen son in the room. The owner opens and closes the door at different moments of the conversation. After 20 mins or so of Portuguese we didn't understand owner takes our group all in one of the room and then explain a story about them not paying and accusing him falsely of taking money, shows us his wallet with cash says he didn't call the police, then says "maybe the police come in the morning, I told them to come in the morning". In the morning nobody was there anymore, and the police didn't come. Makes weird comments about how if he is in the room with customers the camera can't see. That if they make an accusation of sexual assault the police can arrest him (nobody said anything about sexual assault). Says the teen and mother threatened him and then makes the threatening gesture in my direction "to show us" (also red flag). When we say why didn't you handle the situation in the hallway so the camera sees it, he says because of the guests. Seems like we were the only guests as only three rooms seemed occupied. There was light in a 4th one but nobody ever came out. We wondered if the owner was staying in the room and never left during the night, he had told us he lived somewhere else. The big question WHY IN THE HELL are you in the room of customers at 12pm even if something was not paid! Why are you in our rooms ? He asks us many times about the time we leave in the morning even as we already told him several times. Show us the camera feedback on his phone. Our room has a door with glass that is covered with white paper so we see the hallway light when on, the one of our friends got a window opening in the kitchen (yeay). Somebody (owner or problematic guest ? makes several patrol in the hallway during the night (not going to the bathroom as we hear it). At 3h48 am we hear and see somebody trying to open our door and the handle moving !! It is of course closed with the key, the person doesn't try again. Note that there is a key to the main door of the guesthouse and the building so it is not people from outside trying to enter the room. So the owner is clearly a bit paranoïd and the bad behavior of customers that night made him even more paranoïd and agitated. Even so the behavior was off and it felt very unsafe. Read carefully the other google reviews, and negative reviews on booking as they are hidden by the best one. You will also notice that in every negative review on booking the owner explains to customers that they lie. Always a great way to handle feedback. And by the way we are 6 people with 2 kids under 13, the kids shouldn't pay the tax by Portuguese law. But the owner probably knows that and that's why he doesn't give receipts.

      BE AWARE!! Owner tries to make you to cancel the reservation. Never do that! You just lose your money - there's no refund. If he needs to do the cancelling he can initiate the process with booking.com. So he said there is overbooking and asked us to cancel the reservation. He said that after cancelling he will refund. We asked him to initiate the cancellation which he refused and suddenly there was no need to cancel and there were space. Fraudulend actions by owner didn't stop there. On the arrival he collected tourist tax by cash without giving any reciept. Also small children needed to pay. It's good to know that tourist tax is for over 13 years old tourists. The room was as we booked. On the third and last night the owner moved us to windowless room with only two beds and no veentilation. Only option was keep window like hatch open to the kitchen where anyone could just come into the room. Of course he didn't offer us any sort of compensation although we already paid full price of quad room with balcony. Instead he marked us as 'noshow' in booking.com. Now we can't leave any review there and reclamation is much longer process. Also he can avoid paying taxes by doing so. Stay focused and safe. Sadly not everyone is honest.

      Worst stay of my life !!! Only 10 minutes after our arrival, while we were talking at a normal conversational level, the landlord walked into our room and declared that this was our "last chance" (!), that he had secretly recorded our conversation (!!!) and had complained to Booking Administration about us. Furthermore, the photos of the accommodation show a kitchen which we assumed we could use (otherwise why show it on the photos?), which is one of the reasons why we booked this accommodation. However, there are no cooking utensils and we are not allowed to use the stove. There is merely a microwave and a refrigerator and one cup for five rooms. Furthermore, we have now spent the whole night in DAMP beds!! Furthermore, having arrived late last night and only now looked in the wardrobe, we have just found a used Corona swab at the bottom of the wardrobe. This state of affairs is totally unacceptable. We wished to cancel our reservation. We should not have to pay for this atrocious treatment/accommodation, therefore we expected a full refund which we weren’t given!!! DO NOT STAY AT: 25 Alameda Dom Afonso Henriques 3rd floor esq, Arroios, Lissabon, 1900-118, Portugal
