The room we received was quite cramped, but for $60 a night it wasn't absurd. There's a minifridge, microwave, and giant TV. The bathroom is also small, but there's 2 sinks to use. There was nobody at the front desk most of the time, so I'm not sure about the service here. Apparently you can request towels to be changed by writing your name down. The location is pretty nice. Away from the busy part of Tokyo you're surrounded by small businesses and the locals. The grocery store right next door is great--try the baked sweet potato!

This place would have to be the most disgusting place i have ever stayed. There appeared to be large mold spots around the air-conditioning. It wouldn't stop leaking hence the pan to catch the water (emptied twice before photo was taken). The place was dirty would not recommend this place.

DO NOT BOOK THIS PLACE! It’s hard to imagine a Japan home will be this terrible. The moment we step into the apartment, the feeling wasn’t good. When we step into the room, stench coming from the straw mat and a strange odor emit throughout our stay. The cupboard has this terrible very old wood smell and it’s says Extra Linen in it. Those linen are yellowish and stained. When I flip the blanket thick lump of dust can be found here and there. Randor did not provide extra toilet rolls once we finished it that’s it. The dining cushion bench was dirty with stain and when u walk on the wooden flooring it gives out this eek sounds. The fridge sound was so loud it’s hard to sleep. Looking at the pans and pots I guess no one would dare to use it. All the cups were stain. Washing machine dust pouch was filled with dust. They did not bother to clean it. It’s was a horrible nightmare to stay there and worse with ur kids. The only thing that was ok is the bathroom.

I gave this hotel 5 stars, but I wish I could give it a 4.5. It only needs a couple things for 5 star, but it is too good of an experience to give 4 stars. The room was very spacious, with great storage space for our room. The room looked nice and tidy, with some toiletries available (bring your own toothrbush). There is a microwave, fridge and even pots/pans with stove top. Starting with check-in, it was very quick. It's all contactless, as you check in through a tablet by searching your name and check-in guests. Once you check in, the tablet prints you out a slip that contains your room number and code to unlock the door. Great experience. This hotel is very close to the train station and right next to a grocery store, with a couple convenience stores a minute or two away. The ONLY con I could find would be the air conditioner filter dust and window sill dust. If those two areas were clean, this would have been an absolute 5-star experience for the $$.

The hotel is in a converted apartment building and well maintained. Our room did show some wear but everything worked and instructions in English were provided. The beds and pillows did take some getting used to. Arakawa is a little out of the way but the hotel is close to two train stations, making connecting to other lines easy. Even Shibuya was within a 45 minute train ride.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
