Incredible service from Hiroshi-san, who was really friendly and sweet all the time, and made us laugh by showing us his book of British accents. He was so helpful and speaks really good English so it was easy to communicate. The rooms were really nice, and there was hot water ready and two types of green tea in the room to try, as well as some very tasty biscuits. It's really central and close to everything we wanted to do, so that was really convenient. We unfortunately didn't get a chance to try breakfast (¥2000) as we hadn't pre-ordered and it takes a few days to prepare, no fault of the hotel though, we'll try it next time!

We stayed in Ryokan Sawaya Honten for two nights in our honeymoon and it was definitely one of our top experiences in Japan. The room was spacious and really nice: when we arrived, there was a tea set for us with some delicious cookies as a treat. The staff was incredibly nice and attentive. And the breakfast was wonderful: the food was delicious and we got to experience something really different from what we're used to.

Oh, I *loved* this hotel. The service was amazing and everything was clean. They immediately tell you to take off your shoes so there are strictly no shoes past the entrance which adds to the cleanliness. Every night coming back to this ryokan I was always so pleased with the minimalistic tidy room. Breakfast was amazing and was always different. I have never had an experience as amazing as this one. Every single receptionist was extremely kind but my personal favorite was the boy with the book all about the US. He was absolutely hilarious, eagerly waving us goodbye and thanking us for coming when we had stepped out of the building after checking out. I loved this hotel with all of my heart and nothing compares.

We really enjoyed our stay! The location was close to many sightseeing spots (the imperial palace, Teramachi-dori, and several shrines, for example). The inside of the ryokan was beautiful and had a calm and cozy atmosphere. The room we stayed in was very spacious and comfortable. The ryokan had male and female public baths, and the room we stayed in also had its own private bathroom. The staff were very nice and spoke English as well as Japanese, which was helpful. I would recommend staying here!

Lovely staff, and absolutely fantastic facility’s. This is the best hotel/inn/ryokan I have ever stayed at. When I come to Kyoto again I absolutely will be staying here again. The site contains big rooms, and lots of natural garden areas which are great to look at in the morning. The staff also speak very good English and are very kind.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
