Loved it! Amazing hospitality! The owners (a family) organized everything for us and were super friendly. The tree house was cozy and comfortable. We loved sleeping to the sound of nature, rain and the river. They cooked dinner upon our request too and it was delicious. Breakfast was very good too. Highly recommend!

We felt really comfortable here due to the amazing friendly hospitality from Charminder and Mali and their family. It had everything we needed and the pictures of the river didn’t do it justice. A magical place to swim and eating dinner next to the stream was perfect. We stayed in the rooms above the main house. We would 100% come back and highly recommend.

I have stayed here a number of times now. It is run by a lovely family, who are very friendly and welcoming, they will make an effort to help you get the most from your stay in the local area. The property has rooms inside the main house and several trees e houses next to the river. You can swim in the river, which has small fish that nibble at your feet. You are only a very short distance from the main attractions of Lions Rock, Pidurangala Rock, and many local restaurants, yet far enough away to feel totally secluded and undisturbed.

The Sigiriya River Side Villa is a truly amazing place to stay. The owners are incredibly helpful and kind, and they made our 10-day stay one of the most memorable experiences of our lives. The villa is located in a beautiful and secluded area, surrounded by lush greenery and the soothing sounds of the river. The cabanas are truly a highlight of the villa and added to the overall amazing experience. The owners went above and beyond to make sure we had everything we needed, and their hospitality was second to none. They truly made us feel like part of the family, and we came away from our stay with lots of love and friendship. I highly recommend this villa to anyone looking for a peaceful and relaxing getaway.

I don't know where to start... Such a great place to stay in the middle of nature! The host was incredibly friendly and a beautiful soul. The family has created a little paradise here. Right beside a small jungle river in the midst of the incredible nature of Sigiriya. We stayed in one of the tree houses overlooking the river and the trees. At night you only hear the gentle splashing and nature sounds. A simple but delicious pancake breakfast was served in the morning - with river view of course and nice conversations with our host. There are animals everywhere: monkeys, cute cheeky squirrels and numerous exotic birds. Swimming in the river was great - including a free foot peeling by the little fish :D The location was ideal for excursions in and around Sigiriya. The main street / center is a bit further away, but there are still some restaurants and shops nearby. We would have liked to stay a few more days - the place is perfect to hang out if you like it simple and natural. In January it got unexpectedly cold at night (but we immediately got another blanket for the second night when we mentioned it) - so make sure to bring long pyjamas! :)

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. Please be aware that fulfilling these requests may result in additional charges.

The hotel reserves the right of admission. The hotel may refuse to honour the booking if it determines that the property policies have been violated.

If the booking cannot be confirmed due to certain circumstances, Adani One will refund the entire amount to the original mode of payment.

If the hotel is unable to confirm or deny the booking, Adani One is not under any obligation to provide an alternate booking in lieu of the unconfirmed booking.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Special discounted rates provided by the hotel are non-refundable. In case of cancelling any such booking, user will not get any refund in return.

Refund amount may take 10 working days to process to the respective account from which the payment was made during the booking.

Please be informed that your bank may debit its own separate charges from refunds made to your credit card or bank account.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
