Good value, but with some limiting issues. Reserved through Airbnb, this place had comfortable beds, great amenities, and was in general a quiet spot away from the big streets. The free laundry and Kyoto guide suggestions were especially appreciated. But this location is a bit far from Kyoto station, especially if you have luggage. The most problematic finding was possible mold in our bathroom, on the shower curtain ceiling, which we figured was due to the poor circulation within the bathroom. But besides those two points, this is a great value accommodation for your time in Kyoto.

Great location, it's about 10 minutes by walk from Kyoto Station or just a few minutes by taxi. Very clean. Staff is very friendly and interactive. They sell killer hot sauce at the bar! That's pretty rare to find in Japan. The bar in the ground floor has a good wine selection and craft beers.

We actually stayed at the hotel across the street, but since that hotel had no communal space, we were at this hotel constantly for morning coffee, afternoon breaks and late night cocktails. This staff made our stay in Kyoto absolutely memorable. Gracious and hospitable. Everyone we met that were staying here did love the rooms. We will book here on our next Kyoto trip. Thank you all for making our stay wonderful!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

This is necessary to prevent the cancellation of your entire reservation.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
