This cute little hotel is located literally in the middle of a jungle. During the night you will only listen the sounds of the nature. The staff is excellent. The owner of the hotel cooked for us every night. Her food was the best we had in Sri Lanka by far. She also helped us with very useful information. Highly recommended!

We had an amazing stay at this place. The guest house was looked after by two guys, who were absolutely fantastic. They helped us organise tuk tuks and arranged the perfect safari in Kaudulla (saw loads of elephants). They made us a nice breakfast in the morning and their home cooked dinner was delicious. We stayed in the family room, which was very spacious and comfortable. Everything was also very clean and well looked after. It was also very quiet as the guest house was away from the main road. Location is perfect and it is about a 30 min walk to Sigiriya Rock. Definitely recommended staying here for the perfect budget accommodation.

Very clean and nice place. The rooms have a good standard, but the bathrooms smell bad. It’s maybe 70m off the main road, so it’s surrounded by jungle. Therefore we had a lot of frogs in the bathroom, but I don’t think you can avoid that, as there are frogs everywhere in Sri Lanka. I’m just happy we only saw one cockroach there, as we saw many more other places we stayed. Regarding the prices on food and beverages, the place is really expensive. A bottle of water is 150r, and you can buy it just across the street for 70r. Also, the breakfast was really expensive, I think 700r, and it was literally just toast, fruits, and jelly. But if you don’t buy anything from the homestay, and just buy food and drinks elsewhere, the accommodation is pretty cheap for what you get. Ps: you can book elephantsafari, and other stuff through Thilanka Rest, which we did, and the prices were good.

Amazing cool & calm place to stay at sigiriya. Very clean & neatly arrange the host. Good confatable beds. Very good, kind friendly staff. Both of them are amazing.They helped us to organised kadulla safari, cart village tour & Elephant tour.it was incredible fantastic experience for us.. We had 100% home made very delicious Sri Lankan foods. Also breakfast was really very nice.Fantastic.. Within 5 minutes can reach to lion Kingdom. Also City very close to host. We definitely highly recommend to stay at Sigiriya Thilanka Rest.sooooo lovely place. We would like to thanks once again for the amazing staff. Thank you very much...

Very friendly. Clean and quiet room with private bathroom, hot shower, AC and breakfast included (Sri Lanka breakfast). Very close to Sigiriya rock (15 minutes by walk). Staff very friendly but their level of English is not ideal.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
