We had a really good stay in B&B St. John. The place is really good located (20-25min from coloseum), 8-9 min to the metro, close to the bus stops. Room was clean, lady was coming everyday to check them, breakfast fresh and tasty. Perfect stay. Thank you

We had a fantastic stay here when visiting Rome. Just 20 minutes walk to the Colluseum. The host is very welcoming and kind, he even allowed us to use some of his personal belongings when we needed something. He gave us a map of the city with attractions listed. The room is comfortable, clean and spacious, the bathroom is nice. In a quiet location so no problems sleeping. Iron, hairdryer, kettle and fridge for guests. The best thing was the breakfast, it is fresh pastries, fruit, cereal and other things (Italian style) with the best cappuccino! The breakfast is plentiful and very welcome before a day of exploring the city. All for a very reasonable price. When we return to Rome we will stay here again. Grazie!

Though it was a budget option, we had a wonderful time staying here. The room was spacious, the bed was large enough for 2 persons, and the bathroom was ok. With some inexpensive touches, it would have been perfect. The air conditioning unit was new, and worked very well. The breakfast was varied enough, and the coffee was ok. The room was cleaned every day, which was incredible, but a little unnecessary. The place is somewhat central, but since this a big city, you can’t really go on foot everywhere. There are bus and metro stations not far away. Anyway, it was a pleasant experience, and we might book it again when in Rome.

If I'm in Rome again I will go to B&B St. John Villa again, a bit far from the center but the metro is 3 min walking. Lovely breakfast with so much to choose from.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
