        We slept 4 people in a one bedroom with a double bed, with a two-level pull out in the living room (so it slept two individually). Shower was great, decor was modern and comfortable, and the A/C worked well. Staff responded to every question we had. There is no front desk person so it is very reliant on tech but they have staff on hand for any issues. Location was decent but we found that it was the opposite side of town from most Fringe events. The bars and restaurants around were great with a lot of options.

        Check-in was a faff and the staff were generally a bit grumpy (albeit helpful). Room was decent but had a few slight snags. For example, the blinds fall vertically yet the rooms on the top floor have tilted ceilings. This means that there is a huge gap that lets in both the morning sun and the neighbours’ gaze.

        It is a very big apartment right next to the City center and close to a lot of cafés and restaurants. We did everything walking and enjoyed our stay. The kitchen is good and they provide coffee and tea, the bedroom is very warm in this cold winter and the bed is confortable. The shower, however, kept clogging, and should be fixed.

        The staff was very helpful in answering questions and extending a courtesy hold while we sorted parking (thus 4 stars fir service) But after that staff appears to be there mostly as an administrative function or address issues (nit fir guest services) You check in on your own, you make your own keys snd check out on your own on an iPad. It worked fine. The significant downside to this place is the room. It was dirty, grimy walls and hand prints. Sheets had some minor stains and kitchen cabinets were sticky. Felt very “lived in” not clean, nit fresh. The rooms are small with hardly any space to put our suitcase. We had to keep them in the living area. Parking was another issue, it is misleading that parking is available on site. It is only for certain size cars and administered by another company that you need to do online and book separately. This was all communicated to us so we were aware but nonetheless very cumbersome. We did not use the garage and found ourselves having to park the car in an overnight garage a bit of a ways. The on street parking was limited to 3 hours and unable to pay with a credit card, only coins. As far as location while the “New Town” neighborhood gets lots of good reviews we found its location to the main sights of Edinburgh just a bit out of the way although still walkable. It was pretty quiet at night (almost too quiet for a city). Canongate area would have been a better choice for location. In summary for the price paid, the poor condition of the rooms and the hit or miss on parking solution I would not recommend this place.

        Very rude receptionist and manager. Would not recommend to anyone at all. Lost £280 through this particular branch and was refused a refund. Please please avoid this hotel
