Lovely guest house in a great calm location. Beautiful rooms with a vibrant carpet and rugs. A very exquisitely decorated glass window and a vintage wall clock add to the aesthetics. A great stay.

Excellent location as it is just a 20 minute walk into the old town. Parking is on the front drive. Lots of restaurants and cafes nearby......handy as no breakfast available at the guest house. Recommend the wee cafe round the corner. The guesthouse is a bit dated but its clean warm and comfortable . Good choice on a budget visit to Edinburgh.

House and room were beautiful. The room got very cold one night despite radiators being on high. The second night was fine though so not sure what the issue was there. The most disappointing was that there was no breakfast. Google, their website, and the sign in the foyer all stated there was breakfast. We were downstairs at the time indicated by the sign, but when we called we were told that they don’t serve breakfast.

When we looked at this place online it looked very good the reviews where also very good but when we got thre u had this really annoying code and the owner wasn't even there! The rooms felt really cold and the kettle u got with the room was sticky and disgusting and when we got the owner to fix the heater he was very rude and cheeky and it says that breakfast Included bit when we wanted breakfast there was nothing there! Overall DO NOT GO HERE ITS AWFUL!!!!!
