It was a good place before! But we had a very bad accommodation experience here recently. Rooms are full of cockroaches and when we informed the reception over 10 times nothing was done about it. There are no locks in the rooms and the toilet door as well. Guest has to manage at one's own risk. Air condition was not working and maintenance didn't come until we checked out after one week stay. Staff need proper training on guest service management and self management with good attitude. The place has now become a mess! Payment terms are very complicated as they have advance payment, security deposit and the room payment. Payments collected in USD and bills are made in Rs. with false amounts! Guest service is zero and all what matters to them is money. I would never recommend this place.

Had a delightful stay! The suite was impeccably clean and cozy, complete with balconies offering stunning sea views. The complimentary breakfast buffet was a great touch, and the service was excellent. Convenient elevator access and a supermarket on the ground floor added to the convenience. Plus, being close to pharmacies, pubs, and supermarkets made the location even more ideal. Highly recommend!

Supun Arcade Residency hotel used to have reasonable rates and decent services, but my recent stay was a nightmare. The staff were sly and negligent, constantly demanding money without delivering the promised services. The air-conditioning and refrigerator were dysfunctional from day one, and despite reporting the issues, they couldn't be bothered to fix them during my entire 6-night stay. Housekeeping was a no-show, and the electrical sockets were mostly broken. The apartments were disgustingly unclean, infested with cockroaches. Save your money and avoid this place unless they miraculously improve – which seems highly unlikely given their track record.

I booked 2 rooms via Agoda and paid Online fully before check-in. But When I check-in they asked 10,000 LKR Cash as Refundable deposit per room. I never experienced such procedure in any hotels in any countries i checked in around 8.30pm No water bottles given until I go to bed even I called several time. Their intercom service not worked for my both rooms. I had to call to their land phone from my mobile. finally i got filter water at 11pm We had to wait long time to get iron box. TV not in bed room. they fixed Outside the Bed room . it is not suitable for Couples or solo travelers. it is only suitable for Big families. I will not recommend this hotel since they are thinking about guest as thief and want deposit. Not worth for money. bad Experience .

My stay at Supon Arcade Residence was marred by a lack of customer service and subpar amenities. Unfortunately, the overall experience was far from satisfactory. The absence of basic services and poor customer assistance left much to be desired. Consider alternatives if you prioritize quality service during your stay.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

Hotel Cancellation Policy

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
