Enjoyed our stay. The rooms are spacious and clean. Lovely breakfast every day. WiFi in the rooms. I LOVED the view from the windows into the street. (4th floor) Really close to Termini train station and Metro station. Walking distance from all the big attractions including Colosseum, the forum, Trevi fountain, Spanish steps etc. If you are lazy - take the Metro! There is a communal Fridge which was handy. Thank you so much for having us!

Conveniently located close to Roma Termini (bus, trains, subways and airport bus), shops and eating places. The apartment houses 3 separate guest rooms and a small breakfast room. Rooms are modern, clean with attached bathroom/toilet. Has lift access but there is a short flight of steps from the front door on the ground floor to the lift landing. Pls note to not confuse this with Termini B&B which is located on the other side of the train terminal and a further distance away. We found out the hard way when we arrived into Rome on a cold rainy evening. We had to walk in the pelting rain to get to the right location. Some gripes we experienced during our 4 night stay...breakfast was provided with the room but it was simple, forgettable and the same items everyday (one croissant, jam and Nutella spreads, one glass juice and one cup coffee). Breakfast service is only available at 8.30am as the host comes over to prepare breakfast herself. You can have the option of getting a coupon voucher from her to redeem a croissant and a cup of coffee from a cafe nearby if you can’t have your breakfast at the specified timing. Twice during our stay, we had to endure icy cold showers in the mornings as the water heater was down and it couldn’t be fixed sooner. Hoping this unfortunate situation doesn’t repeat itself on other guests.

Place looks and feels great. Location is good too. Walking distance to the train station, Colosseum and the Roman Forum. The owner is also very nice and welcoming. This place serves breakfast too. I only have 1 complain, the kettle isn't clean inside, but everything else is perfect.

Molto grazie to our Termini hosts for making our visit to Rome so pleasant! Their guesthouse--a thoughtfully converted 4th floor flat (with lift)--is a short walk from the train station. It was convenient for walking or catching public transportation to anywhere in the city. The multicultural neighborhood was a bit gritty but felt lively and safe. With just three quiet rooms and a shared breakfast space, the place feels like a private B&B. Our room was fresh and comfortable, with AC that we appreciated at the end of very hot June days. Emanuela and Antonio greeted us warmly and offered useful suggestions. Alessandra's cappuccino and conversation made breakfast even nicer. Their English is far better than our Italian! We are glad we stayed at the Termini Guesthouse and would recommend it to friends.

Really enjoyed our stay here. Our hosts were lovely and very welcomming, gave us some great advice and local knowledge which really made our visit to Rome. The 4th floor flat is divided into 3 separate suites with a shared kitchen/ dining area. The facilities are clean and well presented. I would highly recommend.

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
