We recently hosted our annual staff retreat at the Frances and it was a great experience. We rented several rooms for our staff and the garage event space. We also had the meeting days catered with food from Poeta. Vicki and the staff were very attentive to our needs and went out of their way to give us an awesome experience. The rooms were gorgeous, clean and comfortable. Our staff is already looking forward to coming back next year. I highly recommend the Frances.

I cannot emphasize enough how much I love this little hotel. It’s an exquisitely beautiful place, with cozy and unique rooms that are a treat for the senses. The hostess, Vicki, is a delightful person and extremely attentive and helpful to the needs of the guests. I loved staying here and want to come back to Austin just to enjoy some more time in this place!

I was happy and feeling pampered from the very beginning, including booking the room. Anticipating being there was part of the happy. Vicki greeted us, ( she was happy, too,) and showed us our room, the coffee and water area, suggested the upper deck and first floor restaurant as options for the afternoon/evening, both of which were wonderful. In my experience, there is nowhere else in Austin that has the attention to detail, the beauty, the comfort, the ease, the originality as the Frances Modern Inn!

My husband and I stayed here for a little staycation the weekend of our wedding and it’s such a lovely place with so many thoughtful details. The innkeepers were kind and very communicative, and our stay was nice and relaxing (even with the construction for their new restaurant going on). It’s walking distance to so many great restaurants, food trucks, coffee shops, and shops on the Eastside. It was a lot of fun to explore a part of Austin we’re not usually in, then return to our room with a super comfortable bed and plush robes. We look forward to staying again now that their restaurant is open!

Absolutely loved our stay here! Check in was super easy and they graciously accommodated our request for an early arrival. Our room was beautifully decorated with the loveliest details - the glassware was gorgeous! We enjoyed the lounge on our floor for morning coffee and the rooftop lounge for a nightcap! And Louie joined us up top 😻Great location for restaurants and an easy walk to Moody Amphitheater at Waterloo Park. It was very clean, a comfortable bed, great amenities and great communication. And Louie!! We’ll definitely be back!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. The hotel reserves the right of admission. The hotel may refuse to honour the booking if it determines that the property policies have been violated.

If the booking cannot be confirmed due to certain circumstances, Adani One will refund the entire amount to the original mode of payment.

If the hotel is unable to confirm or deny the booking, Adani One is not under any obligation to provide an alternate booking in lieu of the unconfirmed booking.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
