Total hidden gem!! A small renovated historic machiya with a completely modern interior, with only about 6-8 guest rooms in total. Rooms are the typical small size of most Japanese hotel rooms but beds are very comfortable and rooms are very clean and modern. Prices are insanely cheap for what you get; I paid about $60 CAD/night. Only downside is no elevator or daily room service. There is a number you need to call the night before if you want your garbage emptied, etc. Location is pretty good. Located on a small quiet residential street but only a 10 min walk to nearby subway stations. 15 min walk to Nishiki Market. FYI: You need to check in and pick up your keys at a separate office about a 10 min walk from Kyoto Station (Look up 'MACHIYA INNS & HOTELS Check-In Desk' on Google Maps). The hotel itself has no staff on-site, so make sure you check in at the right place first before going here!

This is not a hotel, it’s Airbnb with multiple rooms. Rooms are not clean, there is no staff at the reception and phone at the entrance doesn’t work. If you are looking for stress free experience better look for another place.

There is nobody on location. Check in is self-service, and if you arrive before the 3:00 p.m. check in time, there will be no rooms ready, you may not be able to get in, and there will be no one to help you. I arrived just after noon, exhausted from lack of sleep after 36 hours on planes and in airports, getting into Narita from NYC at 6:00 a.m., and there was no answer when I called, so I lay down on the tiny sidewalk in front of the hotel and tried to sleep a little bit. Eventually someone called me back. But this is my own issue. I didn't have a lot of control over when I arrived. For most people, who arrive at a normal time, it would not be a problem. Next time, if I'm in this situation, I will stay in a fully staffed hotel. I also couldn't get the Wi-Fi to work, but again this may have been my own issue. The rooms are clean and pleasant and inexpensive and there is a nice bath. Once you are settled, this is a great place, very clean and convenient. My room, 101, had a low interior window that opened into a tiny interior garden with a tree. The garden was brightly lit and there was no way to cover the window, so the light shone into my room all night. It wasn't a problem for me because I was so exhausted that I slept like the dead, but it's probably a good idea to get a room other than 101.

We found the room sparkly and in an authentic Japanese style, which is something you definitely want on a trip to Kyoto. It had every convenience so we had a very comfy stay. Communication with staff was very pleasant and we got good recommendations for restaurants and sights. There are efficient connections for public transport to explore the rest of Kyoto. The main nightlife and shopping center were walking distance for us. The direct neighborhood has good food as well. Highly recommended!

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
