We made reservations almost 4 months ahead of time for the Bottle Room. We were so excited to sit on the porch outside our room! Upon arrival, we were told a 92 yr old was staying there and Jeff was concerned about him going up and down the stairs, so we were told we were being upgraded. No problem, or so we thought. Moved to a king bed instead of a queen...great! But, NO PORCH OFF OUR ROOM. Such a huge disappointment. After mentioning that this is not what we reserved he said we could move to a different room with a porch, but only for one night, then we'd have to move again. He said they were booked, but only we were being inconvenienced. Then Jeff said we could have our original room, but if the 92 yr old fell down the stairs and died "it was on us". Awful! He made us feel so guilty, we stayed in the room with NO PORCH. We actually believe Jeff/loser gave our room away before we even arrived. There was no resolve, despite sending texts asking for a slight refund. Jeff also threw his staff Rider, under the bus by saying how dumb she was and he has to continually train her. So unprofessional! Great room, just not the one we wanted. We'll never stay here again and don't recommend. Unprofessional, manipulative, and chaotic. Very disappointed. Sent several texts and emails...NO RESPONSE! SKIP THIS PLACE!

The Porch on Frances was a wonderful spot to stay for a vacation in Key West. The room was small, but it was fully functional with amenities, and you can tell that effort was put into making it a warm and inviting space. They even provided sound machines to counteract the rooster calls at 4am! The location is easy walking distance to pretty much anything in the downtown area, and if there are any activities that you need to book on the island, the folks at the front desk were very knowledgeable and willing to help. I would highly recommend The Porch to anyone looking for a place to stay in Key West, and it will definitely be at the top of the list when we return to the island.

We were so excited to be staying at an inn with a porch right outside our door! We saved for this for months because it was not as reasonable as other options. We also packed accordingly with the notion we would have the freedom to just step outside onto the porch at any moment. One of us was from the north so to have this feature was so exciting and needed. Well, Jeff decided to keep our room for another couple…and said that our now 2nd story no-porch access room was an upgrade. When we declined, he said, “If my 92-year old guest falls down the stairs, it’s on you.” Obviously we kept the no-porch room. Later we were offered another room with porch access, but only for one night and we would have to pay more for it. Yes he’s friendly. But he is also so overly talkative that when his front desk help stepped out of the office he spoke poorly of her to us for no reason and with no hesitation. The other person traveling with me tried contacting him regarding our disappointments, but he never responded. Definitely not the accommodations we saved for, packed for, and looked for to.

Great place for a getaway, we enjoyed our stay. Our room was good size with a King bed and a very nice walk in shower. Also had a mini fridge. Short walk to about anything you want to do. The staff was friendly and answered all questions.

We were lucky to find the Porch on Frances Inn. The Owner and housekeeper were attentive and warm, just made our stay so special. Such a beautiful Inn and adorable neighborhood. We plan on coming back Next Christmas and staying in the exact same room. Why not? It was perfect! Nancy & Randy

Booking Policy

It is mandatory for all guests to present valid government photo ID’s at the time of check-in.

The primary guests check-in into the hotel must meet the age requirements set by either the local government or the hotel’s policies.

Extra guests are subject to availability. And it might incur additional charges.

If guests are traveling with a child or children, it is necessary to specify the number of children accompanying them during the hotel booking process to avoid any last-minute complications.

Underage guests are only allowed to check-in with at least one parent or official guardian who fulfils the age requirements set by either the local government or the hotel’s policies.

Early check-in or late check-out request is subject to availability and the hotel may charge an additional fee for providing such services.

The price paid to Adani One includes room charges, taxes, the specified inclusions mentioned during the booking and convenience fee, if appliable. It does not cover additional services and expenses at the hotel.

Taxes, levies, charges, and any similar government fees, if applicable, will be imposed by the relevant authorities in the jurisdiction where the hotel is located. The guest is responsible for paying all such charges, as applicable.

Guests are required to adhere to any special instructions provided by the hotel. Failure to comply may result in the hotel's right to deny the booking or terminate the stay immediately.

For any special requests, please write in the designated section while booking on the Adani One platform. We will forward these requests to the hotel; however, please note that the hotel may or may not be able to accommodate them depending on availability at the time of check-in. Please be aware that fulfilling these requests may result in additional charges.

The hotel reserves the right of admission. The hotel may refuse to honour the booking if it determines that the property policies have been violated.

If the booking cannot be confirmed due to certain circumstances, Adani One will refund the entire amount to the original mode of payment.

If the hotel is unable to confirm or deny the booking, Adani One is not under any obligation to provide an alternate booking in lieu of the unconfirmed booking.

Adani One does not collect GSTIN details on behalf of the hotelier, you may request this information directly from the hotelier during the check-in process.

Hotel Cancellation Policy

User can cancel their booking through the Adani One website or app until the check-in date and time. The refund for such cancellations will be subject to the hotel's cancellation policy. Adani One has no say over the refund amount.

Users can only cancel the entire booking. Partial cancellations, such as canceling specific room(s), a portion of the total nights, or specific guests out of the entire group, are not permitted.

User should not cancel the booking directly with the hotel. If a user cancels the booking directly with the hotel, Adani One will not be responsible for any refund.

Cancellation requests made through the online platform or via phone calls are the only valid and accepted methods.

Any cancellation requests made directly to the hotel will not be the responsibility of Adani One.

If you fail to cancel your reservation within the designated cancellation period, as specified by the hotel you booked, you will be responsible for paying the applicable nightly rates, tax recovery charges, and service fees imposed by the hotel. If you do not show up for the first night of your reservation but still plan to check in for the remaining nights, you must inform Adani One of any changes to your reservation no later than the scheduled arrival date for the first night. This is necessary to prevent the cancellation of your entire reservation.

In case of no show at the hotel, you'll be charged the entire booking amount.

Modification and Reschedule Policy

Once the booking is initiated, the user can’t change the name of primary guest, number of guests, age of child/children, number of rooms, and check-in/check-out date and time.

After the booking is confirmed, user will need to cancel their existing booking to create a new one to make any changes such as updating the primary guest, modifying the number of guests, specifying the age of child/children, adjusting the number of rooms, or changing the check-in/check-out date and time etc.
